Pricing Annual Report - 2009

Please find below the results of our Asking Price Report for 2009 which
shows results for median and average pricing for new listings for the entire
year. The year started out down as median priced continued to drop by nearly
5% and average price was down by 6.7% in the first 3 months of the year. The second and third quarter showed
rebounding asking prices however overall for the year median an average
price on an annual basis was down 16.1% and 18.8% respectively compared to
2008. Every region tracked had significant decreases in both median and
average asking price. The overall median and average and median asking
prices fell below 2005 levels. It should be noted that buyer activity picked
up in the third quarter which should increase demand, and price increases
within 6 to 12 months, however nationwide home equity and new financing
regulations may keep growth in asking prices down.
