Pricing Annual Report - 2008

Please find below the results of our Asking Price Report for 2008
which shows results for median and average pricing for new listings for
the entire year. The year began on a good start with a health 13.2% boost in median
prices in the first 3 months of the year over the prior quarter. However overall
median prices dropped by nearly 10% for the year as a result of a large 34% drop
in the 4th quarter which was largely effected by the stock market drop in
September which showed very similar losses. All four of the U.S. markets and the
international listings experienced tremendous drops in the 4th quarter.
