Pricing Annual Report - 2005

Please find below the results of our Asking Price Report for 2005
which shows results for median and average pricing for new listings for
the entire year. Overall restaurant business pricing showed a big bump in
the second quarter of the year for median and average pricing, which was a
very active period in the commercial real estate market with lots of
transactions happening and good financing opportunities. Between the first
and fourth quarter median pricing rose over 12% which resulted in a median
pricing of $219,000 in the final quarter of 2005.
